Get DetailsThere is a particular kind of quiet confidence that settles over a developer when a new city says yes to its first offering, and Godrej Properties has spent the better part of the last year and a half enjoying exactly that feeling in Hyderabad. The company's entry into the city was announced with characteristic understatement in January 2025, through a compact three-acre project at Kokapet called Godrej Madison Avenue. What followed, however, was anything but understated. Godrej Properties has achieved a significant milestone with its first housing project in Hyderabad, selling over 0.84 million square feet of residential space valued at more than Rs 10 billion, with over 300 homes finding buyers within weeks of launch.
The location did much of the early persuading. Godrej Madison Avenue sits in Kokapet, a micro-market that has become shorthand for aspirational Hyderabad living, and the project benefits from its strategic location, offering seamless connectivity to HITEC City, Gachibowli, the financial district, and the Outer Ring Road. Buyers, it seemed, needed little convincing once the Godrej name was attached to an address they already coveted.
Buoyed by that early response, the company did not wait long to follow through. A second project, Godrej Regal Pavilion, was launched in Rajendra Nagar, extending the brand's footprint beyond Kokapet's premium corridor. Together, the two developments have sold properties worth Rs 2,600 crore this calendar year, a figure the company records as validation of a market entry strategy built on land quality over land quantity.
Gaurav Pandey, MD & CEO of Godrej Properties, has been candid about what the numbers mean for the company's ambitions in the city. Hyderabad continues to demonstrate strong fundamentals with robust infrastructure growth and sustained demand for quality housing, he noted, adding that the company remains committed to strengthening its presence in this high-potential market through strategic acquisitions and differentiated developments.
That commitment has translated quickly into fresh land parcels. In August 2025, Godrej Properties had acquired 7.82 acres in Kukatpally for Rs 550 crore, a plot strategically located near HITEC City and projected to generate estimated revenue of approximately Rs 3,800 crore through premium residential apartments. Barely four months later, the company returned to the auction table and emerged as the highest bidder in an e-auction conducted by the Hyderabad Metropolitan Development Authority for a five-acre plot in Neopolis, Kokapet, a site expected to offer 2.5 million square feet of saleable area and generate revenue of nearly Rs 4,150 crore.
The Hyderabad story is, in many ways, a microcosm of a much larger pattern playing out across Godrej Properties' national portfolio. The company has already clocked ₹15,587 crore in sales bookings in H1 FY26, up 13% from ₹13,835 crore a year ago, and for the first time, Godrej Properties crossed ₹1,500 crore in quarterly sales in each of its key markets — Delhi-NCR, MMR, Bengaluru, and Hyderabad — in Q2 FY26. Management remains confident of exceeding its full-year guidance of Rs 32,500 crore, building on last fiscal's Rs 29,444 crore, the highest pre-sales figure among listed peers.
For homebuyers watching Hyderabad's skyline shift, the practical takeaway is straightforward: a developer with deep national experience is now placing serious capital bets on the city's western and southwestern growth corridors. With land banks secured in Kukatpally and Neopolis, and a launch pipeline that already spans Kokapet and Rajendra Nagar, Godrej Properties appears set to move from a promising debut to a sustained, multi-project presence in one of South India's most closely watched real estate markets.
