There is a particular kind of quiet confidence that settles over a developer when a new city says yes to its first offering, and Godrej Properties has spent the better part of the last year and a half enjoying exactly that feeling in Hyderabad. The company's entry into the city was announced with characteristic understatement in January 2025, through a compact three-acre project at Kokapet called Godrej Madison Avenue. What followed, however, was anything but understated. Godrej Properties has achieved a significant milestone with its first housing project in Hyderabad, selling over 0.84 million square feet of residential space valued at more than Rs 10 billion, with over 300 homes finding buyers within weeks of launch.

Barely four months later, the company returned to the auction table and emerged as the highest bidder in an e-auction conducted by the Hyderabad Metropolitan Development Authority for a five-acre plot in Neopolis, Kokapet, a site expected to offer 2.5 million square feet of saleable area and generate revenue of nearly Rs 4,150 crore.
