For North Delhi, that moment arrived when Godrej Properties concluded its acquisition of a sprawling parcel in Ashok Vihar from the Rail Land Development Authority. In a big-ticket real estate deal, Godrej Properties said it has acquired nearly 27-acre land parcel in the national capital for Rs 1,359 crore to develop a luxury housing project. With the land acquisition value at Rs 1,359 crore, this is one of the largest land transactions in India in recent times, the company said.
The precise measure of the site is 26.58-acre land parcel, with a built-up area of 3.28 million sq ft. The deal itself was structured with unusual patience, reflecting the scale of the undertaking. RLDA said it has awarded the 10.76-hectare land parcel to Godrej Properties on a 99-year lease, through an open bidding process, with the letter of demand handed over by the authority's Vice Chairman. The payment for this land will be made in instalments over several years as stipulated in the tender documents — a structure that eased the capital burden for Godrej while giving RLDA a steady, long-term revenue stream from monetising surplus railway land.
What makes the address genuinely rare is its geography. Situated 11 kms from Connaught Place, Ashok Vihar is in the heart of Delhi and offers a rare opportunity to create a large and well planned modern development in such a desirable location. Broker channel documentation circulating around the project adds further texture: the site sits within 2 km of Keshav Puram and Shalimar Bagh metro stations on the Pink Line and Red Line, in a well-established, low-density residential township originally developed by DDA along Ring Road and GT Karnal Road, with proximity to Wazirpur and Netaji Subhash Place making it accessible for working professionals in North Delhi's commercial belts. Few developable land parcels of this size remain within Delhi's city limits, which is precisely why the industry took notice the moment the deal was announced.
For Godrej Properties, Ashok Vihar was never just another land parcel — it was a strategic re-entry into the capital's core. This is Godrej Properties' second project in Delhi after the launch of Godrej South Estate in Okhla in 2019. There are very few residential projects in the national capital by private developers, though realty major DLF is developing a large housing project at Moti Nagar. Executive Chairman Pirojsha Godrej has repeatedly signalled the weight the company places on this asset. Ashok Vihar itself is like a Rs 8,000 crore-plus booking value opportunity, and it is one of the focus markets for new capital deployment as well, he said.
The scale of ambition has only grown since the original acquisition. Godrej Properties has spoken of plans to launch a new luxury housing project in Delhi's Ashok Vihar with a potential to generate about Rs 8,000 crore sales revenue, while it awaits pending government approvals to launch this 27-acre luxury residential project in Delhi-NCR, its best performing market. Company leadership has also been candid about the reasons for their confidence in the site. Quality of the land is so good because of the three parks in the Ashok Vihar area, and the company has a good sized plot to do a nice layout, Pirojsha Godrej noted in an interview.
Approvals for a project of this magnitude inevitably take time, and the Ashok Vihar launch has moved through several review cycles since the 2020 acquisition. Industry trackers now describe the project as being in a pre-launch phase, with the development being planned as a luxury group housing project with an estimated built-up potential of 3.28 million sq. ft. spread across 5 towers on a forest-themed campus, offering 3 BHK and 4 BHK high-rise apartments ranging from 2,000 sq. ft. to 3,500 sq. ft., with RERA filing still pending. Indicative broker estimates place entry pricing from ₹7 Cr onwards, though final pricing remains subject to the eventual RERA filing.
The Ashok Vihar story also needs to be read against Godrej Properties' broader momentum. The developer closed FY26 on a strong note, with Godrej Properties' Q4 FY26 net profit surging 70% to ₹650 crore and annual bookings hitting a record ₹34,171 crore, with an FY27 target set at ₹39,000 crore in bookings. That momentum, paired with an irreplaceable North Delhi land bank, is why analysts continue to watch Ashok Vihar closely as one of the more consequential residential launches Delhi-NCR has seen in years. For homebuyers, it represents something equally rare: a large-format, master-planned residential address inside a city where such opportunities have all but disappeared.
