In January 2021, the Noida Authority imposed a blanket ban on the project during its 201st board meeting, freezing all construction, halting the issuance of occupancy certificates, and stopping flat registries — leaving roughly 20,000 homebuyers stranded without possession or legal ownership of their fully paid apartments. Godrej Nest's residents found themselves caught in a freeze they had done nothing to cause. As one analysis of the case put it, Godrej Properties, one of the co-developers in this area, completed several towers within the Godrej Nest residential enclave, but was unable to deliver possession to homebuyers due to the pending Sports City compliance issues.

The order specifically singled out Godrej's towers for early relief: the Supreme Court of India directed the Noida Authority to issue conditional Occupancy Certificates for six towers of Godrej Nest, part of the larger Sports City Project, taking note of the undue hardship faced by genuine buyers. This granular, project-specific approach mattered — it meant Godrej's compliant conduct was being recognised on its own merits rather than being lumped in with the wider township's troubles.
Why Godrej Nest specifically? Regulators and industry observers point to a track record of steady delivery even through the freeze. Despite Godrej's consistent construction progress, approvals were held back until legal clarity arrived through the Supreme Court's intervention, because even amid regulatory freezes, Godrej maintained steady construction, cleared all dues, and followed every compliance protocol. The numbers affected are substantial: nearly 450 homebuyers in Godrej Sector 150 stand to benefit from this conditional OC approval. Once formally issued, these buyers can register their flats, obtain possession, and finally move into their long-awaited homes, though the OC is conditional, meaning it applies only to Godrej's project and is subject to compliance with specific regulatory and technical requirements.
On the ground, the machinery has already begun to move. The Noida Authority began allowing registrations from January 7, 2026, following the SC's directive on conditional OCs, and after a long wait, buyers can now finally move forward. This was reinforced at the Authority's own level, where the decision came in early January 2026 during a Noida Authority board meeting, following a Supreme Court order from November 24, 2025. The court has kept pressure on the process to ensure it doesn't stall again — in March 2026, the Supreme Court issued a final warning to the Authority to ensure these directives were implemented without further delay.
