Unlike the sprawling townships it builds in Gurugram or Bengaluru, Delhi has demanded a different vocabulary from the developer - one of scarcity, verticality, and heritage. In Okhla Phase 1, that vocabulary has taken the form of Godrej South Estate, a development that features 70% of its area dedicated to green spaces and stands at approximately 120 meters, making it one of the tallest residential developments in South Delhi. The project is registered under RERA number DLRERA2019P0003 and features four majestic towers with 372 luxurious apartments, with Phase 1 having already received its Occupancy Certificate, with 2.5 BHK residences starting from ₹5.99 Crore.
A short walk away within the same address, Godrej Prima has emerged as the more intimate, tower-led counterpart to South Estate. Buyers exploring this project will find an under-construction property covering an area of 5.15 acres, with an estimated occupation date of December 2026. Pricing has moved with market appetite - apartments here offer prices starting from approximately Rs. 6.42 crore onwards for a 3 BHK apartment, a reflection of how quickly Okhla's profile has shifted from an industrial-adjacent neighbourhood to one of South Delhi's more sought-after luxury pockets.
Central Delhi, meanwhile, has given Godrej something Okhla never could: proximity to Lutyens' Delhi itself. Godrej Connaught One, positioned near Connaught Place, has been designed as a trophy address rather than a volume play. It gives buyers a rare chance to live in the elite Lutyens' zone, with the site covering 1 acre and one iconic tower housing just 46 special homes in 3 and 4 BHK layouts, with a 5-tier security system, personal concierge services, and prices starting at ₹16.06 Crores.
The most consequential recent move, however, sits at the edge of what one might still call Central Delhi - Ashok Vihar. In one of the more striking land deals to hit Delhi's property market in years, Godrej Properties acquired a 26.58-acre land parcel in Ashok Vihar, North West Delhi, at approximately ₹1,359 crore, from the Rail Land Development Authority. The scale of what is planned is considerable: the project is being planned as a luxury group housing development with an estimated built-up potential of 3.28 million sq. ft., spread across towers on a forest-themed campus. Industry watchers have been quick to note that this marks only Godrej Properties' second project in Delhi city proper, after Godrej South Estate in Okhla, underscoring how rare a land parcel of this size is within Delhi's municipal limits. As things stand, RERA filing is still pending for Ashok Vihar, so pricing circulating through broker channels should be treated as indicative rather than final.
This Delhi momentum is unfolding against the backdrop of a broader national push. Speaking to PTI, Godrej Properties Executive Chairperson Pirojsha Godrej said the company had given guidance that it would launch properties worth Rs 40,000 crore and sell units of about Rs 32,500 crore during this fiscal year. The company's half-year numbers back the confidence: pre-sales grew 13 per cent to Rs 15,587 crore in the first six months of the fiscal, while the company had sold properties worth Rs 29,444 crore in 2024-25, with the Mumbai Metropolitan Region, Delhi-NCR, Bengaluru, Pune and Hyderabad remaining its major markets for group housing projects. Looking ahead, reports suggest Godrej is ramping up premium and luxury launches as part of a ₹48,000 crore FY27 pipeline, with launches spanning prime micro-markets including Ashok Vihar in Delhi.
For homebuyers watching South and Central Delhi, the signal is fairly clear. Supply of new land within the capital's municipal boundaries is vanishing, and a branded, listed developer with delivery credibility is now actively competing for what remains - whether it is a copper-crowned tower in Okhla or a forested 26-acre estate in Ashok Vihar. Anyone serious about a Godrej address in Delhi would do well to track RERA filings closely over the coming months, since pricing and configurations for the newer projects are still being finalised.
