Godrej Properties has marked a powerful entry into Hyderabad, clocking ₹2,600 crore in sales within its first year of operations. For a developer stepping into an unfamiliar city, this is no modest showing, and it has understandably drawn attention from analysts, brokers, and prospective homeowners alike who are now watching Hyderabad's western and southern corridors with renewed interest.
The journey began quietly enough. In January this year, Godrej Properties announced entry into the Hyderabad housing market with the launch of its first project at Kokapet. That project, Godrej Madison Avenue, drew its design language from Manhattan and quickly found favour among buyers in a micro-market already known for its proximity to the Financial District, Gachibowli, and HITEC City. Godrej Madison Avenue is the first big project Godrej launched in Hyderabad, and it started selling homes in January 2025 and quickly became very popular. The confidence this generated was not incidental — Kokapet has long been regarded as one of West Hyderabad's most sought-after addresses, and the timing of the launch aligned neatly with the corridor's continued rise.
Momentum did not pause there. The company entered the Hyderabad housing market in January this year with the launch of its first residential project at Kokapet, followed by a second project launch during the July–September quarter. This second offering, Godrej Regal Pavilion in Rajendra Nagar, arrived with a Royal Nawaab-inspired theme and found an equally enthusiastic reception. Godrej Regal Pavilion is the company's second launch in Hyderabad this year, with both projects surpassing the ₹1,000 crore sales milestone, and shares of Godrej Properties rose nearly 2 per cent after the company announced sales of over ₹1,000 crore at the newly launched project. It is a rare thing for two consecutive launches in a new city to each cross such a threshold, and it speaks to how carefully the company appears to have read Hyderabad's buyer psychology.
Company leadership has been candid about what this means going forward. Godrej Properties Executive Chairperson Pirojsha Godrej highlighted that the company has performed exceedingly well in the Hyderabad market. The confidence has translated into concrete land bets as well. Godrej Properties Ltd won a bid to acquire 7.82-acre land in Hyderabad for nearly Rs 550 crore, emerging as the highest bidder for the parcel in Kukatpally (KPHB), Hyderabad, with the estimated revenue potential of this project pegged at Rs 3,800 crore. On this acquisition, Gaurav Pandey, MD & CEO, Godrej Properties, said, "As Hyderabad continues to strengthen its position as a dynamic real estate market, Kukatpally represents a strategic location that aligns with the city's growth trajectory."
The appetite for land in Hyderabad has only grown since. Godrej Properties has bought 5 acres of land in Hyderabad through an auction process and will develop a housing project worth Rs 4,150 crore on this site, participating in an e-auction conducted by the Hyderabad Metropolitan Development Authority for a land parcel in Neopolis, Kokapet, where it emerged as the highest bidder. Taken together, these moves suggest a developer that views Hyderabad not as a one-off experiment but as a durable, long-term market worth committing serious capital to.
This local success sits within a much larger national picture. Across all markets, Godrej Properties reported a 13 per cent year-on-year increase in sales bookings to Rs 155.87 billion in the first six months of the current financial year, compared with Rs 138.35 billion in the same period last year, and the company remains confident of achieving its full-year sales bookings target of Rs 325.00 billion. That follows a strong FY25, in which the company sold properties, primarily housing, worth Rs 29,444 crore. Hyderabad's contribution, while still a fraction of the pan-India total, has clearly punched above its weight in its inaugural year.
For homebuyers, the practical takeaway is fairly clear: Godrej's Hyderabad portfolio currently centres on two very different but equally aspirational addresses. Godrej Madison Avenue in Kokapet, styled after Manhattan, New York, carries the RERA number P02400009227, sits on 3 acres, and offers 3 and 4-BHK luxury apartments ranging from 1,568 to 2,278 square feet, along with amenities such as a clubhouse and a pickleball court. Godrej Regal Pavilion, an elite apartment project in Rajendranagar themed around Royal Nawaab architecture, spans 13 acres and offers 2 to 4-BHK apartments from 1,300 to 2,900 square feet, with a clubhouse, gym, and sports courts among its amenities. Buyers evaluating either project should note that pricing, possession timelines, and exact RERA status can shift as construction progresses, making it worthwhile to verify current details directly with the developer or an authorised channel partner before booking.
What began as a cautious entry has, within a matter of months, become one of the more closely watched developer stories in Hyderabad's residential market. With fresh land parcels in Kukatpally and Neopolis already earmarked for future launches, and management publicly committing to scaling up its presence, Godrej Properties looks set to remain an active and visible name across Hyderabad's western and southern growth corridors for the foreseeable future.
