The expansion follows solid H1 performance. The company launched ₹18,600 crore worth of properties during the first six months of this fiscal with sales bookings of nearly ₹15,600 crore. Executive Chairperson Pirojsha Godrej reaffirmed the company's full-year guidance to launch ₹40,000 crore worth of real estate projects and achieve ₹32,500 crore in sales bookings during FY26.
The Mumbai Metropolitan Region, Delhi-NCR, Bengaluru, Pune and Hyderabad are the company's major markets for group housing projects. Within this geography, significant momentum is building. New launches in Mumbai are progressing well, including an upcoming project in Worli and another planned in Bandra by March-end. The developer is also strengthening its position in emerging markets—Godrej Properties has achieved over Rs 2,600 crore in sales bookings in Hyderabad within its first year of operation and plans to aggressively expand its business in the city due to strong demand for premium properties.
Financially, the developer is well-positioned for this acceleration. Godrej Properties recently reported a 21 per cent increase in its consolidated net profit to Rs 402.99 crore in the second quarter of this fiscal year. Backed by Rs 6,000 crore raised through a QIP last year and healthy operating cash flow, the company is well-positioned for further expansion. Godrej Properties pre-sales grew 13 per cent to Rs 15,587 crore in the first six months of this fiscal from Rs 13,835 crore in the year-ago period.
Since both launches and sales are typically stronger in the second half, the company expects to meet or even surpass its full-year guidance. For homebuyers and investors, this announcement signals robust new supply across premium and mid-market segments in the months ahead. The pipeline spans residential apartments, plotted developments, and township projects, reflecting diverse offerings tailored to varied buyer preferences and budgets. With execution momentum building and market sentiment favouring branded developers, the second half of FY26 promises to reshape the landscape for buyers across India's largest metro areas.
