The company won the competitive e-auction for a 23.2-acre (93,905 square metre) residential land parcel located within the DMIC integrated township, through an e-auction conducted by DMIC Integrated Industrial Township Greater Noida Limited. For a developer that has spent the better part of two years building momentum in and around Noida, this acquisition reads less like a fresh gamble and more like a calculated continuation of a strategy that has already paid off handsomely.
What makes the deal notable is not just its scale, but the numbers attached to it. Godrej Properties said it has plans to develop a residential group housing project on the land parcel, which is expected to offer an estimated revenue potential of over Rs 7,000 crore, based on current business assumptions, comprising premium residential apartments of varied configurations. That figure places this single acquisition among the largest land deals the company has disclosed in recent quarters, and it underscores just how much value Godrej sees locked into the DMIC corridor's future.
The plot itself sits inside a carefully planned ecosystem. According to the company, the plot is strategically located in DMIC integrated township, Greater Noida which hosts 750 acres of smart plug-and-play infrastructure. This isn't a standalone residential pocket carved out of farmland; it is part of a deliberately engineered urban zone that blends industrial, commercial and residential land uses, designed to function as a self-sufficient micro-city along one of India's most ambitious infrastructure corridors.
Connectivity is arguably the strongest card this location holds. The township forms part of the Greater Noida market, a major growth corridor with strong connectivity to the Eastern Peripheral Expressway, Noida-Greater Noida Expressway, and upcoming Noida International Airport at Jewar. For homebuyers and investors alike, proximity to an operational international airport is one of the most reliable long-term price drivers in any NCR micro-market, and Jewar's progress has already begun reshaping demand patterns across Greater Noida.

That confidence isn't rhetorical. The realtor said it has experienced strong success in Greater Noida, with two of its recent launches in FY26, delivering sales of approximately Rs 1,500 crore each. Those launches follow an even longer run of sell-outs in the wider Noida market — including Godrej Riverine in Sector 44, which sold over 275 homes worth over ₹2,000 crore at launch in March 2025, alongside earlier successes with Godrej Jardinia and Godrej Tropical Isle in Sector 146. Taken together, this track record explains why Godrej is willing to commit fresh capital to another large parcel even while several of its NCR projects remain under construction.
This single deal is also part of a much larger land-banking push. In 2025-26, Godrej Properties acquired 18 land parcels, which have a combined revenue potential of ₹42,100 crore, a pace of expansion that puts the company firmly among the most aggressive residential land acquirers in the country this year. For prospective buyers tracking the Greater Noida market, the message is fairly straightforward: a developer with a proven sales record in the region has just doubled down on it, at a location tied directly to one of NCR's most consequential infrastructure bets — the DMIC township and the airport at Jewar. No launch date, pricing, or configuration details have been announced yet, and homebuyers interested in this upcoming project should watch for Godrej's official pre-launch communication in the coming quarters.
