In Delhi, that confidence now belongs partly to Godrej Properties, whose Central and South Delhi addresses have become the talking point of the capital's luxury housing conversation. From a solitary tower rising near Connaught Place to a copper-crowned landmark in Okhla, and a forest-themed township taking shape in Ashok Vihar, the developer's Delhi story is being written across three very different, very deliberate chapters.
The most exclusive of these remains Godrej Connaught One, tucked into Shaheed Bhagat Singh Marg in the heart of Lutyens' Delhi. Godrej Connaught One is an ultra-luxury project located near Connaught Place, New Delhi, giving buyers a rare chance to live in the elite Lutyens' zone. The site covers 1 acre and has one iconic tower with just 46 special homes in 3 and 4 BHK layouts, ranging from 2,200 sq. ft. to 2,774 sq. ft., with a 5-tier security system and personal concierge services, and prices starting at ₹16.06 Crores. The project has approval from the Delhi RERA board under number DLRERA2022P0001, having launched in 2022 and now nearing completion, with possession planned for mid-2026.
Across the city in Okhla, South Delhi's own landmark story continues to unfold. Godrej South Estate is a luxurious residential project located in South Delhi, offering 402 apartments with spacious balconies, spread across 5.25 acres with 70% open space and consisting of 4 towers. Prices start from ₹5.90 Cr onwards, and the development consists of two phases—the first phase stands ready for residents to move in after receiving the Occupancy Certificate, while the second phase showcases Prima Tower, South Delhi's highest residential building. Nearby, its sibling project carries the vertical ambition further: Godrej Prima, a boutique luxury project situated in Okhla Phase 1, features the tallest tower in South Delhi with a copper-themed look, covers about 2 acres with 174 units in 2 and 3 BHK sizes, uses advanced CTFA technology to clean indoor air, and has starting prices around ₹4.50 Crores.
The next chapter, still being drafted, sits further north. Godrej Properties has been working toward a luxury housing project at Ashok Vihar in the national capital, having acquired nearly 27 acres of land from the Rail Land Development Authority in February 2020 for Rs 1,359 crore. The total development potential of the Ashok Vihar project is around 4 million square feet, with the company eyeing sales of Rs 8,000 crore. Current plans describe the layout covering 27 acres with 11 towers surrounded by over 1,200 trees, offering 2, 3, and 4 BHK homes, along with 4 swimming pools and a large clubhouse. A recent trade report placed the project firmly within the company's near-term plans, noting that launches will span prime micro-markets including Ashok Vihar in Delhi, underscoring the firm's clear tilt towards higher-ticket projects following a year of aggressive land acquisitions.
The numbers behind this Delhi push are worth pausing on. FY2026 booking value for Godrej Properties grew 16 per cent year-on-year to a record ₹34,171 crore, achieved through the sale of 17,515 units across 27 million sq ft, a volume growth of 5 per cent. Region-wise, the Mumbai Metropolitan Region contributed ₹10,313 crore, followed by Bengaluru at ₹8,802 crore, while Delhi NCR accounted for ₹7,410 crore, with Pune and Hyderabad recording ₹3,659 crore and ₹2,360 crore respectively. Commenting on the results, Gaurav Pandey, MD & CEO of Godrej Properties, said the company's well-rounded performance in FY2026 underscores the strength of demand for well-designed, high-quality homes, adding that the company has a strong launch pipeline for the 2026-27 fiscal and will continue to invest for growth.
That forward pipeline is substantial. Godrej Properties is ramping up premium and luxury launches as part of its ₹48,000 crore FY27 pipeline, targeting ₹39,000 crore of sales bookings this year on a strong launch pipeline and demand for branded developers. Earlier in the year, Executive Chairperson Pirojsha Godrej had already flagged this momentum, noting that the company had clocked ₹15,587 crore in sales bookings in H1 FY26, up 13% from ₹13,835 crore a year ago, achieving 48% of its full-year guidance. This steady climb fits a broader pattern industry watchers have been tracking for a while: post-pandemic, big branded listed realty firms are gradually gaining market share in India's residential market, with Mumbai-based Godrej Properties emerging as the largest realty firm in the 2024-25 fiscal.
For a homebuyer weighing these developments, the takeaway is fairly direct. Central Delhi, through Connaught One, offers a rare and finite trophy-home proposition inside Lutyens' zone, priced and positioned for ultra-HNI buyers who value address over almost everything else. South Delhi, through South Estate and Prima in Okhla, presents a more scaled, amenity-rich luxury ecosystem with nearer-term possession timelines and stronger rental catchments given the area's proximity to Nehru Place, Jasola and the airport corridor. And Ashok Vihar, still in its pre-launch runway, hints at where Godrej's Delhi ambitions may head next—larger acreage, greener layouts, and a bet on North Delhi's long-underserved luxury segment. As always with early-stage or under-construction inventory, buyers are well advised to verify current RERA status, construction stage, and cost sheets directly with the developer or an authorised channel partner before committing.
