For years, Gurgaon's real estate narrative revolved around Golf Course Road, DLF phases, and Dwarka Expressway, but those corridors have largely plateaued as prices in established Gurgaon zones now cross ₹1 lakh per sq ft, leaving little room for meaningful capital appreciation. Sohna Road, stretching from Rajiv Chowk near NH-48 down to Sohna town, has stepped into that vacuum as the corridor investors and end-users are now actively chasing.
The single biggest reason for this shift is the road itself. By 2026, the Sohna Elevated Corridor has made Sohna Road a mainstream daily commuting corridor, and IT professionals in Cyber City and Udyog Vihar now routinely live on Sohna Road — a pattern impractical before 2022. As per recent reports, the project is now in full swing with the establishment of Gurugram Metro Rail Limited, and the Haryana Government has approved a specialized land acquisition policy to expedite construction, with work on the first pillar already commencing in Sector 44. The project, estimated at over ₹5,452 crore, is a joint venture between the Central and State governments. On the Sohna Road-specific alignment, Haryana Mass Rapid Transport Corporation Limited has approved a 36km metro extension that will connect Sector 56 on GCER to Pachgaon along SPR. That single-year dip is worth noting — growth in Gurgaon corridors rarely moves in a straight line, and Sohna Road is no exception.
What makes the corridor attractive to value-conscious buyers is the entry price relative to nearby micro-markets. Sohna Gurgaon outperforms New Gurgaon (Sectors 80-95) for value investors in 2026, offering 40-60% lower entry prices and similar infrastructure upside. While New Gurgaon leads in premium supply, Sohna's expressway-driven growth edges it on ROI, at roughly 12% versus 8%. The project is currently under construction, with two phases scheduled for completion in June 2024 and January 2028 respectively, and is registered under RERA (HRERA-2018/1394/265). Godrej also has an established, ready-to-move project further along the belt at Godrej Aria in Sector 79. Alongside Godrej, the corridor's builder mix includes established names — DLF, with over 70 years in the market, Central Park with The Orchard, Sky Villas and Flower Valley, and Experion, which recently brought in The Trillion.
For homebuyers weighing Sohna Road today, the calculus is fairly straightforward: road infrastructure that already delivers real time savings, a metro that is funded and under construction but still some years from opening, and pricing that remains meaningfully below Golf Course Road or Dwarka Expressway. The combination of infrastructure delivery, statutory backing under Master Plan 2031, and affordable entry pricing is a rare convergence that typically lasts 3–5 years before a corridor matures — which is exactly the window current buyers on Sohna Road are trying to catch.
