Godrej Properties, the real estate arm of the Godrej Industries Group, has entered the Vadodara market with the acquisition of a 34-acre land parcel to develop premium plotted residential units. The announcement, made in the closing days of July 2025, positions the company to tap into a city long known for its industrial heritage but increasingly seen as fertile ground for organised residential development.
The scale of the plan is notable even before a single plot is sold. The proposed project is expected to offer a saleable area of approximately 9 lakh square feet. The newly acquired land is strategically located on Ajwa Road, an area that offers seamless access to major commercial hubs and other significant nodes of the city and is situated close to renowned educational institutions and leisure attractions. Its proximity to Vadodara Airport and the city center further enhances its appeal as an ideal residential destination.

The Vadodara deal does not stand alone. This marks the company's second land acquisition in Gujarat in the past year, following its October 2024 purchase of a 3-acre parcel in Vastrapur, Ahmedabad, which marked its foray into the city's core residential segment. Industry watchers see the Ajwa Road buy as part of a much larger national playbook. The Vadodara deal is part of a broader expansion strategy centred on acquiring large land parcels in emerging growth hubs — earlier in the same month, Godrej Properties had acquired 48 acres in Doddaballapur, North Bengaluru, with a development potential of 1.1 million square feet, and on July 16 announced its entry into Raipur, Chhattisgarh, with a 50-acre land acquisition aiming to develop 9.5 lakh sq ft of saleable area, again focused on premium plotted housing. In January 2025, the company had also bought 24 acres in Indore for ₹120 crore for a plotted development project with an estimated revenue potential of ₹500 crore.
Why Ajwa Road, and why now? The corridor is known for plotted developments and villa projects, a format that has clearly caught the attention of large national developers. Ajwa Road offers good connectivity to key parts of Vadodara, with access to commercial hubs, educational institutions, and leisure facilities, and infrastructure in the region has been developing steadily, contributing to the area's real estate activity. For homebuyers, this points to a corridor that is transitioning from a quiet suburban stretch into a more organised residential destination, backed this time by a listed, RERA-experienced developer rather than only local builders.
