Godrej Properties Widens Its Pune Footprint Across Premium and Growth Corridors

Pune has quietly become one of Godrej Properties' most important markets outside Mumbai and Bengaluru, and the last few months have made that ambition unmistakable. Godrej Properties has acquired an 8.5-acre land parcel for an undisclosed amount, with an estimated revenue potential of ₹2,000 crore, through an outright purchase in Pune, with the proposed development expected to offer a developable potential of approximately 2.1 million square feet in the Mahalunge–Maan–Nande belt, close to the upcoming Pune Inner Ring Road along the Hinjewadi–Balewadi corridor. The company's leadership was candid about why this particular pocket matters. Gaurav Pandey, managing director and CEO of Godrej Properties, said Pune is one of India's most vibrant urban centres, driven by robust infrastructure development and thriving commercial hubs, and that Mahalunge, with its strategic connectivity and well-planned social ecosystem, offers customers an ideal blend of convenience and quality living.

This is not an isolated move. Just months earlier, Godrej Properties acquired 16 acres in Upper Kharadi, Pune, aligned with its ₹32,500 crore sales booking target for FY26. Together with the Mahalunge acquisition, this points to a deliberate strategy of building a presence in both the established eastern IT belt around Kharadi and the fast-emerging western corridor around Hinjewadi and Mahalunge, two micro-markets that anchor much of Pune's current housing demand.

The backdrop to this expansion is a company on a strong run nationally. Godrej Properties has emerged as the largest listed residential real estate developer in India in calendar year 2025 for the second consecutive year, with booking value growing 19 per cent year-on-year to ₹34,171 crore and collections rising 28 per cent to ₹18,979 crore. Pune has been a meaningful contributor to that scale. The company's sales were well-diversified geographically, with Pune contributing ₹4,083 crore, and a broad project portfolio supported the growth momentum, with 11 individual projects each generating booking value of more than ₹1,000 crore during the year.

The city's own housing market gives context to why Godrej is doubling down here. Pune's residential real estate market sustained its upward trajectory in 2025, with the launch of 43,795 units, marking a 5 per cent year-on-year increase, led by the high-end and luxury segment, which saw its share rise by approximately 12 per cent year-on-year, accounting for nearly 48 per cent of total launches, according to Cushman & Wakefield. That shift toward premium housing lines up closely with Godrej's own product mix in the city, which spans both accessible mid-segment homes and high-end residences.

On the ground, Godrej's Pune portfolio already covers a wide arc of localities. In the west, projects near the Mumbai–Pune Expressway and Baner–Mahalunge Road cater to professionals working in Hinjewadi's IT parks, while in the east, developments along the Kharadi–Manjari belt target the corridor feeding EON IT Park and World Trade Center Kharadi. Further south, townships in Mamurdi tap into the Pimpri-Chinchwad industrial and IT ecosystem along the expressway. This spread lets the developer play across price points, from relatively affordable 1 and 2 BHK homes in emerging pockets to ultra-luxury 3 and 4 BHK residences in established addresses like Koregaon Park.

Industry watchers see this multi-corridor approach as a hallmark of Godrej's Pune strategy. Godrej Properties entered Pune later than Kolte-Patil or Rohan, but brought the full weight of the Godrej conglomerate brand, and unlike more marketing-heavy peers, lets construction quality and Godrej Group trust do the selling. That approach, combined with continued land acquisition in high-potential micro-markets, suggests the developer's Pune pipeline will keep growing well beyond current launches.

For homebuyers, the practical takeaway is that Godrej's Pune presence is no longer confined to one or two neighbourhoods; it now stretches from Hinjewadi and Mahalunge in the west to Kharadi, Manjari, and Mamurdi in the east and south. Anyone evaluating a purchase should treat each project on its own merits, checking MahaRERA registration, construction stage, and possession timelines, since specifications and delivery schedules vary meaningfully across this expanding portfolio.
