This time, the answer came from Haryana. Godrej Properties Ltd. has stepped into Panipat, Haryana, with a 43-acre land acquisition, marking its first-ever project in the city. For a city long associated with textiles and highway trade, the entry of a developer with Godrej's pedigree signals a quiet but meaningful shift in how North India's Tier-II markets are being read by big capital.
The details, disclosed in a stock exchange filing, are unambiguous about scale and intent. The company plans to develop a residential plotted township on the site and expects to generate revenue of over ₹1,250 crore through plot sales, with the land located in Sector 40, an emerging residential pocket of Panipat. The project is estimated to offer around 1.02 million sq. ft. of plotted residential space. Notably, in the stock exchange disclosure made on Monday, Godrej Properties shared details of the project but did not reveal the transaction value of the land parcel.
Speaking on the announcement, Gaurav Pandey, Managing Director and CEO of Godrej Properties, framed the move as a natural extension of the company's regional ambitions. "The project fits well with our strategy of expanding into new markets for plotted development. Haryana has been a key market for us, and we look forward to developing a quality plotted township in Panipat that creates long-term value for its residents," he said. It is a sentiment that reads less like a press-release flourish and more like a statement of continuity, given the company's recent trail of land deals across the state.
Indeed, Panipat is not an isolated bet. This marks Godrej Properties' fourth plotted township project in North India and its first in the Panipat region. The company's earlier plotted developments in Haryana, spanning Gurugram, Sonipat, and Kurukshetra, have built a template it now appears keen to replicate along the state's key highway corridors. Just months earlier, in a similar filing, the Mumbai-based developer said it had acquired approximately 62 acres of land in Kurukshetra, Haryana, a project expected to offer approximately 1.4 million square feet of plotted residential development, along with exceptional lifestyle amenities.
What makes Sector 40 attractive on paper is largely a story of location. The land parcel will accommodate approximately 1.02 million sq ft of plotted residential development, and the project will offer plots in varied sizes and include associated lifestyle amenities. Sector 40 in Panipat has connectivity to the National Highway and other parts of the city, and the site also has access to existing civic and social infrastructure. Over the past few years, Panipat has seen steady growth in residential real estate activity, supported by infrastructure upgrades and spillover demand from other Haryana markets.
The timing of the entry also sits against a backdrop of exceptional performance for the developer nationally. The Panipat entry comes on the back of a strong year for the developer; in FY24-25, Godrej Properties became India's top real estate player by sales bookings, recording nearly ₹30,000 crore in property sales across its portfolio. In FY25, the company sold 15,302 residential units worth ₹29,444 crore, up from ₹22,500 crore in FY24, with total income for Q4 FY25 at ₹2,681.06 crore and a net profit of ₹380 crore. Such numbers lend weight to the company's stated appetite for aggressive land banking, even in cities where it has no prior footprint.
For prospective buyers, the Panipat move is worth watching closely, if not yet acting on. The latest project strengthens the company's focus on Tier-II cities and taps into the growing preference for plotted developments, a trend that has picked up momentum post-pandemic as more buyers seek open, flexible living spaces. Plotted developments, unlike apartment towers, offer the freedom to design a home from the ground up, and they tend to appreciate steadily as surrounding infrastructure matures, a proposition that Godrej is clearly betting on as Panipat's Sector 40 continues to develop around it.
At this stage, the story is one of intent rather than inventory. No official launch date, plot pricing, or RERA registration has been announced for the Sector 40 development, and the company has indicated that formal project details will follow in due course.
