The move, disclosed in a regulatory filing, comes with an estimated saleable area of 1.7 million square feet and a projected revenue potential of Rs 755 crore, adding meaningfully to the developer's already substantial pipeline in the city.
What makes this acquisition particularly notable is its place within a longer story of intent. This marks the developer's third land purchase in Nagpur over the past four years, a pattern that speaks less to opportunism and more to a deliberate, sustained bet on the city's trajectory. Nagpur, often called the Orange City for its citrus orchards, has in recent years been reshaping its identity around infrastructure, logistics, and industry, and Godrej's repeated presence here suggests the developer sees more than a passing opportunity.
The land itself sits in a location chosen with evident care. The parcel is strategically positioned near the Samruddhi Mahamarg and MIHAN SEZ, offering seamless connectivity to major corridors, including the Nagpur–Hyderabad Highway and Dr. Babasaheb Ambedkar International Airport. He said Nagpur continues to strengthen its position as an important centre for infrastructure and industrial development, supported by improving connectivity and rising residential demand, and described the deal as another significant step in the company's expansion journey into emerging real estate markets across India.
The timing carries its own significance for the company as a whole. With this purchase, Godrej Properties has surpassed its annual business development guidance of Rs 20,000 crore for FY26, a target the company had set for the current financial year. The Nagpur deal followed closely on the heels of a separate 30-acre acquisition in South Bengaluru for a township project valued at roughly Rs 3,500 crore, underscoring a broader pattern of aggressive land banking across multiple cities in the same window.
For prospective buyers watching Nagpur's plotted housing segment, the news is worth noting less for the acreage itself and more for what it confirms about the direction of the market. Godrej already has an established footprint in the city through Godrej Orchard Estate in Besa and the Forest Estate project near Samruddhi Mahamarg, the latter of which recently marked a large-scale handover of plots to buyers.
