Godrej Properties' Upcoming Launches Across Mumbai in 2026

Mumbai has quietly become the epicentre of Godrej Properties' growth story this year, and the company's own numbers make that clear. Godrej Properties had given guidance that it would launch properties worth Rs 40,000 crore and sell units of about Rs 32,500 crore during this fiscal year. The company launched Rs 18,600 crore worth of properties during the first six months of this fiscal, with sales bookings of nearly Rs 15,600 crore — about 47 per cent of the launch guidance and 48 per cent of the booking value target. Speaking to PTI, Executive Chairperson Pirojsha Godrej confirmed the momentum was building specifically in Mumbai: the launch of its housing project at Worli, Mumbai, is underway, and he hoped to launch a new project in Bandra by March-end.

Worli has already delivered on that promise. Godrej Properties received the project registration certificate from MahaRERA for Godrej Trilogy, located in Worli, with three towers planned on a 2.63-acre plot and gross estimated revenue potential of over Rs 10,000 crore. RERA approval has currently been obtained for two of the three proposed towers — comprising roughly 11 lakh square feet of saleable area — with the first phase, featuring towers named Seaturf and Seafront, launched to contribute meaningfully to the company's South Mumbai portfolio. Gaurav Pandey, MD & CEO of Godrej Properties, called it a milestone moment: "Receiving RERA approval for our Worli project marks an important step forward in our development timeline. The location offers a rare combination of scale, connectivity, and visibility. This project further strengthens GPL's presence in South Mumbai and aligns with our strategy of acquiring and developing high-potential urban land parcels."

Bandra West is the next big move on the board. Godrej Nargis Dutt Nagar is an upcoming premium residential development in Bandra West, led by Roshni Developers in partnership with Godrej Properties under the Slum Rehabilitation Authority scheme — a significant urban renewal initiative in one of Mumbai's most established neighbourhoods. Spread across 4.2 acres, the project combines rehabilitation housing with market-rate residential units, offering well-designed 2 and 3 BHK apartments. As of now, the project is currently in pre-launch stage, with pricing and RERA registration details to be announced, and possession expected by December 2030.

Further east, Vikhroli and Kandivali continue their steady build-out. Godrej Vistas in Vikhroli East carries MahaRERA number P51800055142 with possession expected in December 2029, while Godrej Reserve in Kandivali East — a large forest-themed township on Akurli Road — currently offers 3 and 4 BHK residences starting at Rs 5.75 crore with possession slated for June 2030, according to the developer's own listing. Closer to Powai, Godrej Urban Park in Chandivali is nearly ready: construction is roughly 80–90 per cent complete, with possession expected by September 2026 and 1, 2 and 3 BHK homes priced from around Rs 1.48 crore near the Saki Naka Metro corridor.

Beyond these named projects, the broader 2026 pipeline is expected to stretch into Mumbai's growth corridors. Strategic locations such as Thane, Kandivali, Dombivli, Chembur, Wadala, and Panvel are likely to see new Godrej projects, with mid-income launches expected in Dombivli, Panvel, Kalyan, and Ambernath, driven by infrastructure upgrades such as the Mumbai Trans Harbour Link (MTHL) and new metro expansions. This expansion is being fuelled by an aggressive land-buying spree: Godrej picked up land across the top Mumbai areas in FY26 through joint development agreements, a shift the company has made deliberately. As Pirojsha Godrej put it, "Land market has heated up. But, we should do at least Rs 30,000 crore GDV (gross development value)."

The wider MMR numbers back up why Mumbai matters so much to Godrej's 2026 story. In Q3FY26, booking value increased 54.6% year-on-year, supported by 3,973 home sales covering 6.43 million sq ft — a 57.9% year-on-year rise in volumes. The Mumbai Metropolitan Region alone accounted for Rs 3,239 crore of that booking value, supported primarily by the launch of Godrej Trilogy at Worli, which contributed Rs 1,742 crore. Six-month sales bookings across the company also climbed, growing 13 per cent to Rs 15,587 crore from Rs 13,835 crore in the year-ago period.
