Godrej Properties Expands Pune Footprint

Godrej Properties Ltd has acquired an 8.5 acre land parcel in Mahalunge, Pune, with an estimated revenue potential of ₹2,000 crore. The land acquisition was completed through an outright purchase, and the proposed development will primarily comprise group housing. The project is expected to have a developable potential of around 2.1 million square feet.

The land parcel is located in the Mahalunge Maan Nande belt and forms part of the Mahalunge Hinjewadi micro market, close to the upcoming Pune Inner Ring Road along the Hinjewadi Balewadi corridor. The site benefits from well-developed social infrastructure, including premier educational institutions such as Delhi Public School, Mahindra International School, and the Symbiosis Centre for Management.

Gaurav Pandey, Managing Director and Chief Executive Officer of Godrej Properties, said the land acquisition aligns with the company's strategy to strengthen its presence in Pune and expand across high potential micro markets in leading Indian cities. Mahalunge sits equidistant from Hinjewadi (major employment hub) and Baner (established residential zone), positioning it as a natural overflow market for middle-to-upper-middle-class families priced out of Baner. The proximity to Delhi Public School, Mahindra International School, and Symbiosis Centre for Management also appeals to education-conscious buyers—a demographic that drives sustained price appreciation in Pune.

Pune's residential real estate market sustained its upward trajectory in 2025, with the launch of 43,795 units, marking a 5 per cent year-on-year increase. The growth was led by the high-end and luxury segment, which saw its share rise by approximately 12 per cent YoY, accounting for nearly 48 per cent of total launches.

With town planning and infrastructure developments in full swing, Mahalunge promises to be a sophisticated and upscale micro-town in the making. The PMRDA has also proposed and begun work on the ambitious outer ring road, which will make its way through 66 of Pune's villages and fastest-growing suburbs, including Mahalunge. This will drive the real estate market's growth in the future as it'll enhance the connectivity of the suburb with other hotspots of Pune City. The proposed Hyperloop connectivity project between Mumbai and Pune has Wakad as one of its stations, which is hardly 10 minutes from Mahalunge.
