In July 2024, the company announced that it has acquired a 46-acre land parcel in Indore, for the development of a residential project, marking its first foray into Madhya Pradesh's commercial capital. The land is located just off Indore-Ujjain Road, a major upcoming corridor of Indore, that is slated to be widened to a 6-lane highway and an important residential and commercial area in the city.
The scale of ambition was evident from the numbers alone. The development on this land will primarily comprise plotted residential units, with the total saleable area of the upcoming residential project estimated to be 1.16 million square feet. Speaking on the entry, Gaurav Pandey, MD & CEO, Godrej Properties, said, "We are happy to announce our entry in Indore, Madhya Pradesh. Residential plotted development has gained significant traction in recent years and the Indore-Ujjain Road is a promising micro-market to expand our presence in this space." The land itself is reported to have cost the company in the region of Rs 200 crore, a modest outlay for what could become a defining project in the city's plotted housing segment.
What followed months later was not a one-off gesture but the beginning of a pattern. This was the second significant land acquisition for Godrej Properties in Indore after it bought a 46-acre plot on Indore-Ujjain Road in July 2024. This time, the company turned its attention to the opposite side of the city, picking up land close to the bypass road. Godrej Properties announced that it had acquired 24 acres of land in Indore, with the development on this land to primarily comprise premium plotted residential units offering an estimated saleable area of 0.62 million square feet.
The bypass road site was chosen for reasons any long-time Indore resident would recognise. The newly acquired site near Indore bypass road is well connected to major areas such as Dewas and Palda, and the area is backed by strong infrastructure with Chhatrapati Shivaji Square, institutions, top hospitals like CHL Hospital, and leisure hubs like Phoenix Inside Mall. Proximity to IT hubs like Crystal IT Park and Software Technology Parks of India enhances the site's attractiveness for professionals looking for residential spaces. Commenting on the rationale behind the move, Gaurav Pandey, MD and CEO of Godrej Properties, said this acquisition is a part of the company's strategy for plotted development-led growth in high-growth cities such as Indore.
For prospective buyers, the appeal of the Ujjain Road parcel lies as much in the surrounding social infrastructure as in the plot dimensions themselves. The location offers good connectivity to key landmarks such as the Indore International Airport, Indore Junction railway station, educational institutes, and medical infrastructure, while the proposed expansion of Metro lines, the growth of corporate and IT sectors, and ongoing infrastructure development have further contributed to the growth of the residential real estate market in the city. It is this convergence of road-widening plans, metro ambitions, and IT-sector growth that Godrej appears to be betting on with both its Ujjain Road and bypass road holdings.
The company's broader financial position at the time of these acquisitions offers useful context for buyers weighing the credibility of the developer's Indore push. Godrej Properties had already reached 51% of its FY25 booking target of ₹27,000 crore, with a booking value of ₹13,835 crore recorded at the end of the September quarter. That kind of national momentum, paired with a plotted-development strategy that the company has successfully deployed in cities like Bengaluru and Pune, lends some weight to the Indore bets, even as both projects remain in early stages with RERA approvals yet to be formally confirmed on the developer's own channels.

Plotted developments of this scale typically move through layout approvals, infrastructure works, and RERA registration before formal bookings open, and interested buyers are best served by verifying registration numbers directly with the Madhya Pradesh RERA authority once launch phases are announced, rather than relying solely on early broker listings. What is clear, however, is that Indore's Bypass and Ujjain Road corridors have firmly entered the radar of one of India's most active listed developers, and that alone is likely to shape land values and buyer interest along these stretches in the years ahead.
