Two land deals in six months are turning Indore's Bypass Road into Godrej's newest plotted-housing

Within a matter of months, the Mumbai-based developer moved from having no presence in the city to controlling two large land banks along two of its most talked-about growth corridors, signalling a deliberate, high-conviction bet on plotted development in India's cleanest city.
The first move came in July 2024, when the company purchased 46 acres of land located on the Indore-Ujjain Road for an estimated cost of Rs 200 crore, marking Godrej Properties' first project in the region. The site was chosen for reasons that go well beyond price per acre: the land is strategically located off the Indore-Ujjain Road, an important upcoming corridor expected to be widened into a 6-lane highway, and the area is projected to become a key residential and commercial hub within Indore.
Before the dust from that acquisition had settled, Godrej returned to the city with a second, more targeted purchase. In January 2025, Godrej Properties Ltd. acquired a 24-acre land parcel in Indore for plotted developments, with the project entailing a saleable area of approximately 6.20 lakh square feet. This time the address was different but the logic was the same: proximity to a corridor that is rapidly becoming Indore's next real estate frontier. Located just off the prime Indore bypass road, a rapidly growing real estate hub, the land is connected to key areas like Dewas and Palda with excellent infrastructure, and boasts seamless connectivity via major junctions like Chhatrapati Shivaji Square and other major nodes of the city.
The bypass road location also scores well on everyday liveability metrics that matter to actual homebuyers rather than just investors. It features renowned institutions, top hospitals like CHL Hospital, leisure attractions such as Phoenix Inside Mall, and hotels like Sheraton, while proximity to IT hubs like Crystal IT Park and Software Technology Parks of India enhances employment opportunities, making it an ideal residential destination.
Gaurav Pandey, MD and CEO of Godrej Properties, has been candid about the strategic thinking driving these purchases. Commenting on the bypass road acquisition, he noted that "with residential plotted developments gaining momentum, the Indore bypass road presents a promising opportunity for us to expand," adding that the acquisition "strategically aligns with our focus on entering high-growth cities through plotted developments" and that the company will "aim to build a sustainable, thriving community that not only delivers long-term value to residents but also capitalizes on Indore's tremendous growth potential." On the earlier 24-acre deal, he had framed the broader company strategy even more plainly: "This acquisition is a part of our strategy for plotted development-led growth in high-growth cities such as Indore."
These two transactions did not happen in isolation. They followed a well-documented national pattern: Godrej has been simultaneously expanding its plotted-development footprint in cities like Kurukshetra, where the developer acquired approximately 62 acres of land in Haryana for a project offering approximately 1.4 million square feet of plotted residential development, along with exceptional lifestyle amenities. Indore, in other words, is one node in a larger, nationwide plotted-housing playbook the company is executing at scale, backed by strong balance-sheet momentum. Around the time of the bypass road deal, Godrej Properties had already reached 51% of its FY25 booking target of Rs 27,000 crore, with a booking value of Rs 13,835 crore recorded at the end of the September quarter.
For Indore's homebuyers and investors, the arrival of a large, listed national developer changes the tenor of the local plotted-housing conversation. Independent market data backs up the timing of Godrej's entry: Indore's real estate market has experienced consistent growth over the past five years, with the city experiencing an average annual appreciation of approximately 8–12% across various localities between 2020 and 2024. Infrastructure upgrades are compounding this trend, with the Indore Metro Rail Project enhancing city connectivity with 31 stations over 31.5 kilometres, alongside the Super Corridor, a premium 8-kilometre stretch connecting the airport to Vijay Nagar that has emerged as a prestigious development zone. Sector analysts tracking the bypass road belt specifically point to organised, integrated townships as the next phase of growth there, noting that areas such as the Super Corridor and the Bypass Road are seeing the growth of these integrated communities.
What this means practically for a buyer scouting Indore is a shift from fragmented, unorganised plotting to branded, RERA-registered layouts with wider internal roads, dedicated green zones and clearer title documentation — the very features Godrej has built its plotted-housing template around in other cities. As more national developers follow this lead, the Bypass Road and Indore-Ujjain Road corridors are likely to see accelerated price discovery, better civic infrastructure, and a steady upgrade in the overall quality of plotted inventory available to end-users and investors alike.
