Godrej Properties deepens its Hinjewadi presence with a fresh, strategic land acquisition in Pune.

On January 30, 2026, the developer announced that it has acquired an 8.5-acre land parcel for an undisclosed amount, with an estimated revenue potential of ₹2,000 crore, through an outright purchase in Pune, with the proposed development primarily comprising group housing and an expected developable potential of approximately 2.1 million square feet. The land sits in a location that homebuyers familiar with Pune's western belt will recognise instantly: the Mahalunge Maan Nande belt, which forms part of the Mahalunge Hinjewadi micro market, close to the upcoming Pune Inner Ring Road along the Hinjewadi Balewadi corridor.
This is not Godrej's first move in this corridor, and that is precisely what makes the acquisition significant. Back in mid-2024, the company had already announced that it would develop an approximately 11-acre land parcel in Hinjewadi, Pune, with the development comprising primarily Group Housing and High Street Retail, offering a developable potential of around 2.2 million square feet and an estimated revenue potential of around INR 1,800 crore. That earlier parcel, too, benefited from its position, as the land was strategically located near the upcoming Megapolis Metro Station and offered good connectivity to major IT hubs in Hinjewadi, Pune along with access to schools, hospitals, malls, restaurants, and premium hotels. Taken together, the two acquisitions signal a developer methodically stitching together a larger presence across one of Pune's most sought-after employment and residential corridors.
Speaking on the strategy behind the newer Mahalunge-Hinjewadi land buy, Gaurav Pandey, Managing Director and Chief Executive Officer of Godrej Properties, said the land acquisition aligns with the company's strategy to strengthen its presence in Pune and expand across high potential micro markets in leading Indian cities. Similarly, when the earlier Hinjewadi parcel was secured, Pandey had noted that Hinjewadi is an important micro market for the company in Pune, and this further enhances its presence in Pune and fits within its strategy of strengthening its presence across key micro-markets in India. The consistency of that messaging across both deals underlines a deliberate, long-horizon approach rather than an opportunistic one.
What makes the new site particularly attractive on paper is its access to social and physical infrastructure that Pune's IT workforce increasingly demands. Godrej Properties said the site offers access to well developed social infrastructure, including premier educational institutions, and provides connectivity to Baner Balewadi and Hinjewadi, which are key micro markets serving as IT and BFSI hubs in Pune. For a homebuyer weighing options along the Baner-Hinjewadi stretch, this proximity to established job clusters is often the single biggest factor influencing both rental yield and long-term appreciation.
The acquisition also arrives on the back of a genuinely strong year for the company. Earlier in January, the Mumbai-based real estate company said it recorded a 19 percent increase in booking value to ₹34,171 crore in calendar year 2025, and also reported cash collections of ₹18,979 crore in 2025, marking a 28 percent increase compared to the previous year. This financial strength gives the developer the balance sheet comfort to keep acquiring land across multiple cities even as it continues to execute on existing projects. Godrej's broader pattern of expansion has been visible well beyond Pune too, with the company having acquired six new land parcels in the July-September quarter to develop housing projects worth Rs 9,650 crore as part of its expansion plan amid strong demand.
For homebuyers tracking the Hinjewadi-Mahalunge belt specifically, the timing lines up with a broader city-wide upswing. Pune's residential real estate market sustained its upward trajectory in 2025, with the launch of 43,795 units, marking a 5 per cent year-on-year increase, and growth was led by the high-end and luxury segment, which saw its share rise by approximately 12 per cent YoY, accounting for nearly 48 per cent of total launches. A developer of Godrej's scale doubling down on a corridor at a time when the wider market is tilting toward premium supply is a reasonably strong signal of where demand is headed.
It is worth remembering that a land acquisition is only the starting point of a project's journey, not its conclusion. There is no confirmed project name, price list, or RERA registration yet for this new Mahalunge-Hinjewadi parcel, and it typically takes several quarters between land purchase and formal launch. Homebuyers who are genuinely interested in this corridor would do well to keep an eye on Godrej's existing, already-launched developments nearby, such as Godrej Woodsville and Godrej Evergreen Square in Hinjewadi, or Godrej Meadows on Baner-Mahalunge Road, which offer a real sense of the design language, pricing bands, and delivery track record the developer is likely to carry forward into its newer land holdings.
