Barely a few months earlier, in October 2024, the developer had already emerged as the highest bidder for a luxury group housing plot on Golf Course Road in Gurugram with a revenue potential in excess of Rs 5,500 crore, a 7.5-acre plot secured through an HSVP e-auction with a development potential of over 1.7 million square feet, comprising luxury residential apartments of varied configurations. Taken together, these acquisitions signal a developer unwilling to cede ground in what remains India's most competitive luxury housing market — and one that, notably, added over Rs 40,000 crore in future sales potential through portfolio additions in FY 2025-26 nationwide.

Godrej Properties' sales bookings rose 25 per cent to Rs 24,008 crore in the first nine months of this fiscal, and it is confident of meeting the target of Rs 32,500 crore for the full 2025-26 fiscal. Gurugram has been a meaningful contributor to that momentum — in the seasonally strong fourth quarter of FY25 alone, Godrej Astra in Gurugram achieved a booking value of over Rs 1,000 crore, part of a broader NCR performance in which NCR, MMR & Bengaluru contributed more than Rs 10,500 crore, Rs 8,000 crore and Rs 5,000 crore respectively to the booking value in FY25. Executive Chairperson Pirojsha Godrej has been candid about the pace of growth, telling PTI that the business development was very strong during December quarter, with the company already crossed full year guidance for business development well ahead of schedule.

On the Dwarka Expressway, Godrej Vrikshya in Sector 103 has drawn attention for its unusual approach to density — the project is spread across 15 acres and keeps over 800 existing trees, giving it a unique tree-house feel, with homes ranging from 2,100 sq. ft. to 3,700 sq. ft. and prices starting near ₹3.80 crore. On the more rarefied end of Golf Course Road, Godrej Miraya offers just three remarkable towers with only 248 exclusive residences, positioning itself firmly in the ultra-luxury bracket. Meanwhile Godrej Aristocrat in Sector 49 continues to build on its forest-inspired identity along Golf Course Extension Road, and Godrej Astra on Sector 54 remains one of the city's stronger performing luxury addresses.
