Gurgaon's skyline keeps rising as Godrej unveils fresh addresses across the city's finest corridors.

What began as a handful of well-placed developments has, over the last two years, grown into one of the most closely watched residential pipelines in the National Capital Region, spanning Golf Course Road, the Dwarka Expressway, and the fast-maturing sectors of New Gurgaon.
The moment that truly announced Godrej's arrival as a dominant force in this market came with the launch of Godrej Zenith. Godrej Properties said it had sold over 1,050 homes worth over Rs 3,000 crore within three days of launching its new project in Gurugram, Haryana. The project, Godrej Zenith, is located in Sector 89, Gurugram, and stands as the company's largest residential development in Gurugram. By the company's own reckoning, this was its most successful launch ever, in both sales value and the sheer number of homes booked in such a short window.
That launch was not an isolated spike but part of a longer build-up. Godrej Properties recorded a 473 per cent year-on-year increase in sales in Gurugram in FY24 and outlined a launch pipeline that included new projects planned in Sector 103, Sector 43, and Sector 54. Each of those sectors has since materialised into a distinct residential story: Sector 103 brought Godrej Vrikshya, an upcoming residential project offering premium 3, 3.5, 4 and 4.5 BHK homes along the Dwarka Expressway, with the road ensuring excellent connectivity into the city.
Sector 43, meanwhile, has become home to Godrej Miraya, positioned among the most premium addresses the developer has attempted on Golf Course Road. The project sits on about 5.15 acres with three towers holding 248 homes, sizes ranging from 2,800 to 4,000 sq. ft., configured as 3 and 4 BHK residences aimed at business leaders and senior professionals. Not far away, Sector 54 saw the arrival of Godrej Astra, a luxurious new launch offering spacious 3 and 4 BHK homes with low-density living, modern amenities, and curated green spaces. Further along the same belt, Sector 53 introduced buyers to Godrej Sora, described by listings as an ultra-luxury residences project based on Japanese-inspired living that combines modern architecture with a resort-like sense of calm.
Behind these individual launches sits a company posting some of its strongest numbers in years. At bookings worth Rs 10,163 crore, Godrej Properties saw a 7% rise year-on-year in the fourth quarter, with full-year FY25 bookings worth Rs 29,444 crore, up 31%. That momentum has carried into the current fiscal year. Executive Chairperson Pirojsha Godrej said the company expects to meet, and possibly surpass, its record pre-sales target of ₹32,500 crore in FY26, riding on strong residential demand and a robust launch pipeline. The company had already clocked ₹15,587 crore in sales bookings in H1 FY26, up 13% from ₹13,835 crore a year earlier, achieving 48% of its full-year guidance.
Zoom out across the map and a clear pattern emerges in how Godrej has built its Gurgaon footprint. The portfolio spans every major investment corridor — Golf Course Road with Astra and Sora, the Dwarka Expressway with Meridien, Sohna Road and SPR with Aria and Oasis, and New Gurgaon sectors carrying Zenith, Vrikshya, Summit and Icon. For buyers who prefer certainty over waiting lists, ready and near-ready options such as Godrej 101 in Sector 79 and Godrej Summit in Sector 104 continue to offer immediate possession alongside the newer, under-construction launches.
For a homebuyer weighing these choices in 2026, the decision often comes down to timing and appetite for risk. Early registrations in pre-launch and new-launch projects like Miraya, Vrikshya, and future phases in Sector 63A on Golf Course Extension Road typically carry softer introductory pricing, though buyers take on longer possession horizons stretching into 2028-2031. Ready projects, by contrast, remove construction risk entirely but arrive at today's fully appreciated prices. Either way, Godrej's Gurgaon story in 2026 is one of scale and speed — a developer betting heavily, and so far successfully, on a city that keeps finding new reasons to build upward and outward.
