Godrej Properties' Growing Presence Across Surat, Vadodara and Ahmedabad

Godrej Properties announced its expansion strategy in Gujarat, with MD & CEO Gaurav Pandey stating: "We are happy to announce our entry into the vibrant city of Vadodara, reinforcing our commitment to the state and confidence in the market potential."

In a significant move that underscores the developer's confidence in western India's real estate prospects, Godrej Properties announced the acquisition of around 34 acres of land in Vadodara, Gujarat, for the development of a premium plotted residential project with an estimated saleable area of around 9 lakh square feet. The newly acquired land strategically located on Ajwa Road offers seamless access to major commercial hubs and other significant nodes of the city and is situated close to renowned educational institutions and leisure attractions, with proximity to Vadodara Airport and the city center.

This represents Godrej Properties' second land acquisition in Gujarat in the last one year, further solidifying its presence in the state, following the acquisition of a 3-acre parcel in Vastrapur, Ahmedabad in October 2024. The company's focus on premium plotted developments reflects broader market dynamics. Premium housing demand, workforce expansion and tourism are reshaping property markets across Gujarat's established and emerging real estate destinations, with Ahmedabad seeing sales alongside higher launches, while Gift City, Dwarka, Dholera and Surat are developing around employment, tourism, industrialisation and infrastructure.

Gujarat's real estate landscape has become increasingly attractive to major developers. In 2022-2023, Gujarat's real estate market saw an 84% increase in transactions, generating a turnover of ₹8.45 lakh crore, reflecting the state's thriving economy and the growing demand for residential and commercial properties. Ahmedabad recorded 9,581 residential sales and 11,077 launches in H1 2026, with homes priced above Rs 1 crore accounting for 54 per cent of sales, indicating a shift towards higher-value housing.

The expansion into Surat and Ahmedabad complements Godrej's strategy of entering high-growth cities. Godrej Plots Surat is an upcoming premium plotted residential development located near Surat International Airport, Surat-Dumas Road, upcoming metro lines, and major business parks and IT zones. Meanwhile, The Ahmedabad-Mumbai bullet train project and Ahmedabad and Surat's metro projects are improving connectivity and attracting investments in the region.

With Godrej Properties having sold properties worth Rs 28,800 crore during 2024, launching 30 projects with a sales potential of Rs 34,300 crore, and acquiring 16 land parcels with an estimated revenue potential of Rs 36,250 crore, the company's Gujarat expansion represents a calculated bet on the state's resilience and growth trajectory. For homebuyers and investors, this expansion signals confidence in these three cities' long-term value creation potential.
