Through the financial year 2024-25, Godrej Properties moved through India's real estate landscape with exactly that intent, assembling a land bank that stretched from the Dwarka Expressway in Gurugram to the IT corridors of Bengaluru, and from the riverfronts of Ahmedabad to the emerging skyline of Indore. This was not opportunistic buying; it was the deliberate, patient work of a company preparing its next several years of launches well in advance of demand.
The numbers tell their own story. In FY 2024-25, the company added 14 new residential projects across Noida, Gurugram, MMR, Kolkata, Bengaluru, Pune, Ahmedabad, and Indore, with an estimated saleable area of around 19 million sq. ft. carrying a revenue of Rs 26,450 crore. Spread across markets, this pipeline included five in NCR, two each in MMR, Bengaluru and Indore, and one each in Pune, Ahmedabad and Kolkata. Notably, the company entered the Indore market with two new deals, while also adding one project each in Ahmedabad and Kolkata after a few years — a signal that Godrej was reopening older relationships even as it forged new ones.
Every acquisition had a rationale rooted in local demand. In Pune's Mahalunge micro-market, for instance, the company later described the fast-growing belt as offering access to well-developed social infrastructure, including premier educational institutions, with connectivity to Baner Balewadi and Hinjewadi, key micro markets serving as IT and BFSI hubs. In Bengaluru's Sarjapur corridor, the company pointed to connectivity to key employment hubs such as Whitefield, Outer Ring Road, and Electronic City, along with good access to high-quality social infrastructure as the reason for doubling down there, building on the success of existing projects like Godrej Park Retreat and Godrej Lakeside Orchards.
This business development push did not happen in isolation — it ran alongside a record-breaking sales year. Godrej Properties Limited recorded bookings worth Rs 10,163 crore in the fourth quarter of FY25 and Rs 29,444 crore for the whole year, marking a 7 per cent and 31 per cent rise year-on-year respectively — the highest-ever quarterly and full-year bookings. Regionally, the National Capital Region, the Mumbai Metropolitan Region, and Bengaluru contributed more than Rs 10,500 crore, Rs 8,000 crore and Rs 5,000 crore, respectively, to the booking value in FY25. This strength gave the company both the cash flow and the conviction to keep acquiring.
Gaurav Pandey, the company's Managing Director and CEO, was candid about the link between the two. "Our sales bookings over the last three years have compounded at an annual growth rate of 55 per cent. Through this, GPL has completely reset the scale of its operations and, for the second consecutive year, is the largest real estate developer in India by booking value," he said, adding that the company added business developments with a future booking value of Rs 26,450 crore in FY25, and that the equity capital of Rs 6,000 crore raised through a qualified institutional placement in December 2024, combined with record operating cash flow generated in FY25, would enable continued investment for growth.
The funding architecture behind this expansion is worth noting for anyone tracking the company's financial discipline. GPL has focussed on land purchase in its Business Development efforts with Gross Development Value of almost Rs 80,000 crore in the last three years, mostly through outright land purchase. This preference for outright ownership over pure joint-development arrangements gives Godrej fuller control over design, pricing, and launch timing — a factor that has repeatedly shown up in the premium positioning of its projects.
Looking ahead, the appetite has not slowed. Executive Chairperson Pirojsha Godrej indicated that the momentum built in FY25 was meant to continue, noting that Godrej Properties would acquire multiple land parcels with a total revenue potential of around Rs 30,000 crore in the following fiscal year, and that business development had been pretty strong during the first six months of that fiscal, with the pipeline for the second half also looking attractive. Fresh acquisitions have already followed in cities like Coimbatore, Pune, and Bengaluru, confirming that the FY25 land-buying spree was a foundation, not a peak.
For homebuyers, this steady accumulation of land translates into a fuller, more reliable launch calendar in the years to come. Rather than scrambling for supply in a single hot micro-market, Godrej's FY25 land bank spreads bets across established strongholds — NCR, MMR, Bengaluru, Pune — and newer frontiers such as Indore and Coimbatore, giving buyers genuine choice across price points, geographies, and lifestyle formats in the seasons ahead.
