A 5-acre EM Bypass win signals Godrej's biggest bet yet on Kolkata's premium housing story.
Get DetailsIn one of the more closely watched land deals to hit Kolkata's real estate circuit this year, Godrej Properties Limited has emerged victorious in an e-auction conducted by the West Bengal Housing Infrastructure Development Corporation (WBHIDCO) for a prime five-acre parcel situated off the Eastern Metropolitan Bypass. The company plans to develop a premium residential project on the site, one that is estimated to generate revenue potential of about ₹1,650 crore, according to the developer's regulatory filing.
For anyone who has watched Kolkata's eastern corridor evolve over the past decade, the choice of location will hardly come as a surprise. The EM Bypass corridor is one of Kolkata's most well-connected and rapidly developing urban stretches, supported by strong physical and social infrastructure, linking major neighbourhoods such as Salt Lake, New Town, Park Circus, Gariahat, and Garia, enabling seamless access to commercial hubs, IT-ITeS clusters, educational institutions, and leading healthcare facilities across the city. It is precisely this blend of accessibility and everyday convenience that has made the stretch one of the city's most sought-after residential addresses.
Connectivity, as always, sits at the heart of the pitch. Multiple flyovers, arterial connectors, and its proximity to the under-construction Garia-Airport metro line further enhance connectivity, while the site also offers convenient road connectivity to Netaji Subhas Chandra Bose International Airport, further strengthening its position as one of Kolkata's most desirable and future-ready micro markets. Once the metro line becomes operational, residents in this pocket could find themselves a short ride away from both the airport and the southern suburbs, a combination that few Kolkata neighbourhoods currently offer.
Speaking on the acquisition, Gaurav Pandey, MD & CEO, Godrej Properties, said: "Kolkata's homebuyers are increasingly seeking neighbourhoods that offer strong connectivity, dependable social infrastructure, and homes aligned with evolving lifestyle needs. The EM Bypass micro-market reflects this shift, making it an important location for us to deepen our presence." He added that "with this acquisition, we endeavour to create a well-planned residential community that supports quality living, adapts to how families want to live today, and continues to deliver long-term value for our customers."
While the developer has not yet disclosed unit configurations, launch timelines, or expected pricing for the upcoming project, industry watchers note that this is being positioned as a foray into the city's more premium residential bracket. Godrej Properties Limited has won a prime five-acre plot on the EM Bypass in Kolkata through e-auction conducted by WBHIDCO, marking its foray into the luxury residential segment in the city.
The timing of this move is worth noting too. This deal arrives on the back of an aggressive land-banking spree by Godrej across the country. In a separate filing around the same time, Godrej Properties announced the acquisition of 11.36 acres of land in Sector 63A, Gurugram, through an outright purchase. Godrej Properties, India's largest developer by sales value in FY2025, has been using an asset-light approach to expand its portfolio with prime locations, alongside recent acquisitions in Gurugram, Pune, and Bengaluru. For Kolkata homebuyers, this pattern suggests the EM Bypass project is unlikely to be a one-off; rather, it fits into a broader national strategy of the developer chasing high-growth micro-markets where infrastructure upgrades are already underway or imminent.
For prospective buyers tracking Kolkata's property market, this acquisition is a useful signal. Large, established developers rarely commit capital of this scale to a market without conviction in its medium-term demand trajectory. The acquisition adds to the company's growing presence in Kolkata's eastern urban corridor, which has seen steady residential development in recent years. As formal project details, RERA registration, and pricing emerge in the coming months, this page will be updated to reflect configurations, possession timelines, and launch-phase offers for early buyers.
