A 44-acre land acquisition brings Godrej's plotted development legacy to South Coimbatore.
Get DetailsThere is a particular kind of news that real estate watchers in South India have been waiting for, and on a Friday in March, it finally arrived. Godrej Properties Ltd has bought a 44-acre land in Coimbatore to develop a housing project, having acquired the land parcel through an outright purchase and will launch housing plots in this upcoming project. For a company that has spent decades building its name across Mumbai, Pune, Bengaluru, and Delhi-NCR, this quiet but decisive move into Coimbatore feels less like an experiment and more like the natural next chapter of a well-charted expansion.
The numbers behind the deal are modest in acreage but ambitious in intent. The company plans to develop a premium plotted residential project with a developable potential of 1.1 million square feet and an estimated revenue potential of Rs 450 crore. True to form, Godrej Properties did not share the land cost, keeping the commercial specifics of the transaction private even as it made the strategic intent unmistakably public.
Location, as always in real estate, tells its own story. The land parcel is located in a prominent residential micro-market in South Coimbatore, close to the Coimbatore Golf Club, offering convenient access to key city infrastructure and considered one of the more sought-after residential areas in the region. Early listings tied to the project place the site more precisely, with Godrej Plots Coimbatore located at Chettipalayam in South Coimbatore, directly opposite the prestigious Coimbatore Golf Club, an address that lends the development an immediate sense of pedigree in a city where such addresses are scarce.
Why Coimbatore, and why now? The answer lies in the city's quiet but steady transformation. Coimbatore is emerging as a diversified economic hub supported by sectors such as manufacturing, IT and IT-enabled services, education, and healthcare, with a strong SME ecosystem and improving infrastructure contributing to steady economic growth and rising disposable incomes that have been supporting sustained housing demand, particularly for plotted developments that combine affordability with long-term investment potential. This is a city that has long punched above its weight economically without commanding the real estate premiums of Chennai or Bengaluru, making it an attractive target for a developer looking to diversify its southern footprint.
Gaurav Pandey, MD & CEO of Godrej Properties, framed the acquisition in terms that echo the company's broader national strategy. He said the company's entry into Coimbatore's property market aligns with its strategy of expanding into high-potential cities, noting that Coimbatore's strong economic base and resilient end-user demand make it a compelling market, and that the company looks forward to developing a high-quality plotted community that strengthens its presence in South India. This sentiment is echoed across the company's recent disclosures, which describe the move as one that marks GPL's inaugural entry into Coimbatore and reinforces the company's focused expansion strategy into high-potential growth cities across India.
The timing also fits a larger pattern of aggressive land banking by Godrej Properties across the country. The company already has a strong presence in Bengaluru and Chennai, and it forayed into Hyderabad earlier in 2024, a regional segmentation that provides context for why Coimbatore, a large and fast-growing urban market in Tamil Nadu, is being added to the company's footprint. In the months surrounding the Coimbatore deal, the developer has been similarly active elsewhere, having acquired an 8.5-acre land parcel in Mahalunge, Pune, through an outright purchase in 2026, and in February 2026 announced a joint development agreement for an 18-acre land parcel in Thane within the Mumbai Metropolitan Region.
For prospective buyers, what matters most is the shape the project will eventually take. Based on the company's own description, the proposed project will feature a well-planned plotted residential layout designed to offer modern infrastructure and community amenities, expected to include landscaped open spaces, internal roads, and lifestyle facilities aligned with the company's focus on design, sustainability, and quality. Formal RERA registration, plot sizes, and pricing are yet to be confirmed by the developer, and homebuyers would do well to wait for official launch communication before making any commitments. What is certain is that a familiar, trusted name has now planted its flag firmly in South Coimbatore, and the golf-course belt near Chettipalayam is likely to see considerably more attention in the months ahead.
