Godrej Properties Doubles Down on South Chennai with Strategic OMR Acquisition

Godrej Properties has acquired a 47-acre land parcel off Old Mahabalipuram Road in South Chennai, with the project expected to generate an estimated ₹500 crore in revenue. The site is slated for development of a predominantly plotted residential community with an estimated developable potential of nearly 1.2 million square feet. The move marks a significant escalation in the developer's South India strategy, signaling confidence in one of Chennai's most rapidly transforming residential micro-markets.

The site sits along the Siruseri-Kelambakkam corridor with direct connectivity to major employment hubs including SIPCOT, while this belt has steadily transformed from a peripheral zone into one of Chennai's most closely watched residential micro-markets, driven by IT and industrial employment growth along OMR and improving road and social infrastructure. The site is well connected via OMR, providing access to key employment hubs across the Siruseri-Kelambakkam corridor, including SIPCOT, as well as Vandalur, Guduvanchery and the wider Mahabalipuram region.

Infrastructure momentum reinforces the investment case. A 2.5 km stretch from SIPCOT to Padur is being converted into a four-lane corridor, while the Padur–Thaiyur Bypass under construction will ease travel through Kelambakkam and decongest choke points. The location is supported by rapidly expanding social infrastructure comprising reputed educational institutions, healthcare facilities, shopping destinations and entertainment centres.

According to Gaurav Pandey, MD & CEO of Godrej Properties, South Chennai is seeing a clear evolution in residential demand with homebuyers gravitating towards well-planned, future-ready communities, describing the belt as one of the most promising residential micro-markets in the region, supported by improving infrastructure and growing end-user interest. The plotted format also reflects broader industry trends: plotted developments align with a structural shift in buyer preferences and developer execution strategy, as unlike high-rise apartments that take 5–7 years to construct and deliver, plotted projects allow faster capital turnover and quicker revenue recognition.

Godrej Properties has set an ambitious target for the year ahead, aiming to grow residential bookings to more than ₹39,000 crore in FY27 through a combination of new project launches and sustained sales momentum on existing inventory. The project is likely to launch in Q4 2026, with industry observers noting that pricing per plot is expected in the ₹2–4 crore range.

For homebuyers and investors, the acquisition underscores a wider trend: suburban and peri-urban corridors anchored by employment clusters are commanding sustained attention from institutional developers. The continuous growth of the OMR corridor, expansion of IT companies, improving road networks, and increasing commercial development are expected to support strong demand for residential properties in this region, with the value of premium residential plots expected to grow steadily as the surrounding area continues to develop. Godrej's move is not merely tactical land assembly—it reflects a calculated bet on structural urban transformation in India's second-largest metro.
