Godrej Properties has acquired around 50 acres of land in Raipur, Chhattisgarh, to develop a premium plotted residential project. This strategic move marks the developer's ambitious expansion across Central India's fast-growing real estate landscape, complementing its established presence in Madhya Pradesh with the Indore venture.

Gaurav Pandey, MD & CEO of Godrej Properties, stated: "We are happy to announce our entry in Indore, Madhya Pradesh. Residential plotted development has gained significant traction in recent years and the Indore-Ujjain Road is a promising micro-market to expand our presence in this space. This aligns well with our ongoing growth strategy of entering fast growing cities from a plotted development perspective." The company purchased 46 acres of land located on the Indore-Ujjain Road for an estimated cost of Rs 200 crore, marking Godrej Properties' first project in the region and part of their strategy to expand into fast-growing cities.

The Raipur project is expected to offer an estimated saleable area of around 9.5 lakh square feet. The newly acquired land parcel is strategically located near Old Dhamtari Road, one of Raipur's fastest-growing real estate corridors, offering seamless connectivity to key city nodes such as Central Raipur, Raipur Railway Station, and Swami Vivekananda Airport. The Raipur project aligns with Godrej's strategy of leveraging early-mover advantage in Tier II cities through plotted layouts.

Indore has rapidly evolved into one of Central India's most promising residential destinations, with strong infrastructure growth, commercial expansion, and improved civic planning driving continued property demand among both end-users and investors. The Indore–Ujjain highway completion date is firmly aligned with a 2026 readiness timeline for the six-lane upgrade project. The Indore project spans 46 acres and offers a substantial 1.16 million square feet of saleable area.

Godrej Properties is expected to announce more plotted townships in markets like Nagpur, Bhubaneswar, and Jaipur in the coming quarters. In 2025-26, Godrej Properties acquired 18 land parcels, which have a combined revenue potential of ₹42,100 crore. This demonstrates the company's commitment to diversifying its geographic footprint and capitalizing on the rising demand for plotted developments in India's emerging metros.

Growing demand for residential plotted developments and the city's robust infrastructure growth are key reasons behind choosing Raipur.
