The most consequential recent update came in October 2024, when Godrej Properties Limited acquired about 3 acres of land in Vastrapur, Ahmedabad to develop a residential project. Announcing the deal, Gaurav Pandey, the managing director and chief executive officer of Godrej Properties, said, "We are happy to add our second project in Ahmedabad." He added that the move would strengthen the company's presence in the city and complement its strategy of deepening its footprint in key micro-markets across India's leading cities, noting that Godrej already had a project named Celeste at Godrej Garden City under construction in Ahmedabad, with possession scheduled for March 2027.
Godrej Garden City itself remains the anchor of the developer's Ahmedabad presence. Godrej Garden City Carmel is a luxurious residential project in the thriving neighbourhood of Jagatpur, Ahmedabad, positioned off the Sarkhej-Gandhinagar Highway close to Nirma University. Within this wider township, distinct residential clusters such as Orchard, Tivoli, Carmel, Eden, Belvedere, Pinecrest and Vrindavan sit alongside dedicated zones for a school, a hospital, a community club house, retail at a city square, and green spaces including a central park, giving the development the feel of a self-contained neighbourhood rather than a single apartment complex.
On the freshly acquired Vastrapur parcel, Godrej has already begun previewing what it is marketing as Godrej Altus. The timing of these moves lines up with a genuine upswing in Ahmedabad's residential market. Citywide housing demand rose by around 21.4% in the first quarter of 2026, with average property rates also seeing a surge of 1.4%. Sales momentum has been building for a while: Knight Frank India's data shows Ahmedabad recording 18,752 residential unit sales in 2025, marking a modest 3% growth year over year. Pricing across the city remains layered by locality — the citywide average residential price stood around Rs 4,820 per square foot in Q3 2025, supported by strong end-user demand and steady, controlled supply — while premium localities such as Paldi, Thaltej, Satellite, and SG Highway command prices starting at Rs 6,000 per square foot.
Much of the recent optimism is also being read against Ahmedabad's selection to host a major upcoming sporting event. The property market in the city has received a notable boost since the Commonwealth Games Federation announced Ahmedabad would host the 2030 edition, with prices reacting faster than expected in venue-adjacent pockets. Industry estimates suggest an expected price impact of around 15% over the next 18 months in areas like Motera and Chandkheda, while the Mumbai-Ahmedabad High Speed Rail corridor continues to progress, with land acquisition nearly complete and construction visible on the ground.
For homebuyers weighing their options in this landscape, Godrej's pitch continues to rest on scale, delivery track record and design consistency across its Garden City and upcoming Vastrapur addresses.
