Get DetailsGodrej Properties has once again turned its attention to Indore, this time acquiring a land parcel measuring approximately 24 acres just off the city's bypass road. According to the company's own disclosure, Godrej Properties (GPL) said that it has acquired a land parcel admeasuring approximately 24-acre in Indore, with an estimated saleable area of nearly 6.20 lakh square feet. The development on this land will primarily comprise premium plotted residential units, continuing a format that the developer has increasingly favoured in emerging Tier-2 markets across the country.
The financial scale of the project gives a sense of Godrej's ambitions for the site. The project will have an estimated revenue potential of Rs 500 crore, positioning it as a meaningful contributor to the company's Indore pipeline even though the land parcel itself is more modest in size compared to some of its other recent acquisitions elsewhere in the country. Notably, this marks Godrej's second major move into the city within a short span, as after acquiring 46 acres in July 2024 on Indore-Ujjain Road, this will be GPL's second acquisition in Indore, thereby strengthening its presence in the city.
Location has clearly played a decisive role in the choice of site. The bypass road stretch is described as a rapidly growing real estate hub, with the land connected to key areas like Dewas and Palda through excellent infrastructure, and seamless connectivity via major junctions like Chhatrapati Shivaji Square and other major nodes of the city. For homebuyers evaluating the site, the surrounding social infrastructure is an equally important draw — the micro-market features renowned institutions, top hospitals like CHL Hospital, leisure attractions such as Phoenix Inside Mall, and hotels like Sheraton, while proximity to IT hubs like Crystal IT Park and Software Technology Parks of India enhances employment opportunities for prospective residents.
Commenting on the acquisition, Gaurav Pandey, MD & CEO of Godrej Properties, framed the move as part of a broader strategic shift toward the plotted format. With residential plotted developments gaining momentum, the Indore bypass road presents a promising opportunity for us to expand, he said, adding that this acquisition strategically aligns with our focus on entering high-growth cities through plotted developments. Pandey further noted the company's intent to build a sustainable, thriving community that not only delivers long-term value to residents but also capitalizes on Indore's tremendous growth potential.
The timing of the acquisition is notable against the backdrop of Godrej's broader business momentum. At the time of the announcement, the company had already reached 51% of its FY25 booking target of Rs 27,000 crore, with a booking value of Rs 13,835 crore recorded at the end of the September quarter. This aggressive land-banking strategy has been echoed across other cities as well, with the developer separately announcing entries into markets such as Raipur and Kurukshetra through large plotted-development land parcels, underscoring a company-wide push into high-growth, non-metro corridors.
For homebuyers, the entry of a national developer like Godrej into Indore's plotted-plot segment is a signal worth watching. Indore's real estate market has experienced consistent growth over the past five years, with the city experiencing an average annual appreciation of approximately 8–12% across various localities between 2020 and 2024. Corridors such as the Super Corridor and Bypass Road have been identified as high-growth zones benefitting from infrastructure upgrades, and plotted formats in these areas are increasingly seen as long-term wealth-building instruments rather than just housing solutions. While formal launch dates, pricing, and RERA registration for this specific bypass-road project are yet to be announced, the acquisition itself adds another credible marker to Indore's transformation into a serious investment destination in central India.
