Fresh land, fresh launches — Gurugram remains Godrej Properties' most aggressive growth market.

Over the past two fiscal years, the developer has moved from a handful of scattered addresses to a portfolio that now touches nearly every major corridor of the city — Golf Course Road, Golf Course Extension Road, the Dwarka Expressway, Sohna Road, and the fast-growing sectors beyond NH-48. For homebuyers tracking the market, the pace of announcements in 2026 alone signals just how central this city has become to the company's national strategy.
The most significant recent development is Godrej's entry into Sector 63A on Golf Course Extension Road. In a regulatory filing, Godrej Properties informed that it has acquired 11.36 acres of land for a residential project in Gurugram, Haryana, through an outright purchase, with an estimated revenue potential of over Rs 4,500 crore, located in Sector 63A on the Golf Course Extension Road. While the company did not disclose the land cost, market sources pegged it at around Rs 1,000 crore. Announcing the deal, the company's MD and CEO, Gaurav Pandey, said the new project takes Godrej's portfolio additions past Rs 40,000 crore of future sales potential in FY26.
This Sector 63A acquisition sits alongside an already crowded launch calendar. Godrej's Gurugram footprint today includes Godrej Zenith in Sector 89, Godrej Miraya in Sector 43 on Golf Course Road, Godrej Aristocrat in Sector 49, Godrej Vrikshya in Sector 103 on the Dwarka Expressway, Godrej Sora in Sector 53, and the completed Godrej Meridien in Sector 106. Each of these has been positioned to capture a distinct pocket of demand, from young professional households to ultra-high-net-worth buyers on Golf Course Road.
The scale of buyer response has been striking. When Godrej Zenith opened for sale in Sector 89, shares of Godrej Properties sprinted 7.5 per cent to a new 52-week high after the company sold over 1,050 homes worth over Rs 3,000 crore within three days of launch, with Godrej Zenith described as GPL's largest residential development in Gurugram. Commenting on the sale, CEO Gaurav Pandey said, "Gurugram is an extremely important market for Godrej Properties, and we will look to further strengthen our presence in Gurugram in the years ahead." The company also flagged that financial year 2023-24 saw a 473 per cent year-on-year increase in sales in Gurugram, the company said.
Golf Course Road has proven equally lucrative. Godrej sold inventory worth over Rs 2,875 crore in its project, Godrej Aristocrat, located in Sector 49 on Golf Course Extension Road, Gurugram. Around the same period, the company signalled its intent to keep launching in the city, noting a strong launch pipeline for FY25 which includes new project launches planned in Sector 103, Sector 43, and Sector 54. Those plans have since materialised as Godrej Vrikshya, Godrej Miraya, and Godrej Astra.
Zooming out to the company level, Godrej Properties' overall momentum has stayed strong through FY26. The company's sales bookings rose 25 per cent to Rs 24,008 crore in the first nine months of the fiscal, with management confident of meeting the full-year target of Rs 32,500 crore. Nationally, Godrej Properties said it would launch around Rs 22,000 crore worth of housing units for sale in the second half of the fiscal year to capitalise on strong consumer demand. Gurugram is expected to be one of the biggest contributors to that number, given the scale of the Sector 63A land bank and the ongoing absorption in Sectors 43, 49, 89, and 103.
For prospective buyers, the takeaway is twofold. First, Godrej's Gurugram launches have consistently commanded premium pricing and strong early sell-through, which means early registration or pre-launch access tends to offer better entry prices than post-launch booking. Second, with Sector 63A still in the land-acquisition stage and formal launch details, pricing, and RERA registration yet to be announced, buyers should treat any pricing or configuration claims for that specific project as indicative until Godrej issues an official launch. As always, verifying RERA registration numbers on the Haryana RERA portal before booking remains the safest first step for any Gurugram property purchase.
