Godrej Properties deepens its Nagpur commitment with a fresh 75-acre plotted township acquisition.
Get DetailsNagpur's real estate story just added another significant chapter. Godrej Properties Limited has announced the acquisition of a 75-acre land parcel in the Orange City, a move that marks Godrej Properties' third acquisition in Nagpur over the last four years, reinforcing its commitment to developing the city's real estate market. For a company that has steadily built its presence in this central Indian hub, the deal signals something more than routine expansion; it reflects a growing conviction that Nagpur's infrastructure story is only getting started.
The numbers behind the acquisition are substantial. Godrej Properties has acquired a 75-acre land parcel with a revenue potential of Rs 755 crore and about 1.7 million square feet of development potential in Nagpur. The development on the said land will primarily comprise plotted residential units. This plotted format continues a pattern the developer has followed with its earlier Nagpur ventures, catering to a segment of buyers who value the flexibility of designing their own homes on serviced, well-planned land parcels rather than opting for ready-built apartments.
Location has clearly been a deciding factor in this purchase. The land parcel is strategically positioned near the Samruddhi Mahamarg and Mihan SEZ, offering seamless connectivity to major corridors, including the Nagpur–Hyderabad Highway and Dr Babasaheb Ambedkar International Airport. The location benefits from a well-developed social and municipal ecosystem, with access to quality healthcare facilities, educational institutions, retail hubs, and entertainment options, making it an attractive destination for future development. For homebuyers evaluating long-term value, this combination of expressway access, an established industrial zone nearby, and airport proximity is exactly the kind of infrastructure trifecta that tends to support steady price appreciation.
Speaking on the acquisition, Gaurav Pandey, MD & CEO of Godrej Properties, offered a candid view of what draws the company back to this market repeatedly. Nagpur continues to strengthen its position as an important centre for infrastructure and industrial development, supported by improving connectivity and rising residential demand. This acquisition marks another significant step in our expansion journey as we look to strengthen our presence in emerging real estate markets across India. We look forward to developing a quality plotted township that creates long-term value for its residents, aligned with our evolving aspirations. The tone of the statement, understated yet confident, mirrors the way Godrej has approached Nagpur over the years: methodically, without the fanfare often reserved for metro launches, but with clear conviction.
This Nagpur deal did not happen in isolation. It arrives as part of a broader, aggressive business development push across the country this fiscal year. With this, the company has surpassed its business development annual guidance of Rs 20,000 crore for the financial year 2026. Just before the Nagpur announcement, the company recently acquired a 3.8-acre land parcel with a revenue potential of Rs 2,400 crore and about 2 msf of development potential on Sarjapur Road in South Bengaluru. Taken together, these moves paint a picture of a developer that is not slowing down even after a strong first half; if anything, the appetite for new land seems to be accelerating.
The half-yearly numbers back this up. In H1 FY26, the company launched properties worth Rs 18,600 crore and achieved pre-sales of Rs 15,587 crore, a 13% growth. Looking ahead, Godrej Properties announced plans to launch housing units worth Rs 22,000 crore in the second half of FY26. Against this backdrop, the Nagpur land buy is less an isolated event and more a small but telling data point in a much larger growth machine.
For prospective buyers, what does this mean in practical terms? Godrej is not new to Nagpur's plotted segment. The developer already operates Godrej Orchard Estate in Besa and Godrej Forest Estate near Sumthana, both plotted communities that have tested buyer appetite in this market. This third parcel, larger in scale at 75 acres, suggests the company sees room to go bigger, likely translating into a more comprehensive township with expanded amenities, wider internal roads, and a longer development runway. While specific launch dates, plot sizes, and pricing for this new parcel are yet to be formally announced, the pattern from Godrej's existing Nagpur projects, plot sizes generally spanning roughly 1,200 to 2,400 square feet, offers a useful reference point for what interested buyers might expect once details are unveiled.
Nagpur's appeal to a pan-India developer like Godrej is rooted in tangible shifts. The city sits at a genuine transport crossroads, benefiting from the Samruddhi Mahamarg linking it to Mumbai, an international airport, and the ongoing MIHAN SEZ development that has already drawn manufacturing and logistics investment. As connectivity improves and employment opportunities grow around these corridors, demand for both plots and apartments in the city's growth belts has been rising steadily. Godrej's repeated bets on Nagpur, three land parcels in four years, are as much a vote of confidence in the city's trajectory as they are a business decision.
