The project represents a clear strategic move by Godrej Properties into ultra-premium residential inventory in South Mumbai, a market characterised by strong scarcity, high demand and steep pricing, with the site positioned in a segment where land supply is limited and willingness to pay is higher. Worli itself has long outgrown its industrial-mill-town past. The locality continues to be one of India's most desirable residential hubs, known for its excellent connectivity, proximity to major business districts, and well-developed infrastructure, with reputed schools, hospitals, high-end retail spaces, and a mix of luxury residential and commercial projects making it a preferred address for Mumbai's elite homebuyers.
On pricing, official cost sheets are still awaited, but early listings on property portals give prospective buyers a sense of the band to expect. Reports circulating on broker platforms suggest 3 BHK residences of roughly 1,750 sq ft and 4 BHK homes stretching beyond 2,700 sq ft, with all-inclusive quotes for the larger units running into the tens of crores — figures consistent with Worli's reputation as one of the costliest stretches of real estate in the country. Buyers should treat these numbers as indicative until Godrej Properties releases an official price list closer to launch.
For anyone evaluating the project, the practical takeaway is straightforward. The project was registered on 20th October 2025 and is expected to be completed by 31st December 2033, giving buyers a regulator-backed timeline against which to measure construction progress in the years ahead.
