Panchkula's Emerging Real Estate Market

Panchkula, nestled in the heart of the Tricity region alongside Chandigarh and Mohali, is experiencing an unprecedented real estate renaissance. Once overshadowed by its more prominent neighbours, the city has seen a remarkable 20–24% surge in residential property values between 2019 and 2024, with prices rising from ₹5,000–₹7,500 per square foot to ₹6,200–₹8,500 per square foot. Real estate in Panchkula has always been a favored destination for HNI and UHNIs looking for a low-density development and relatively quieter and greener areas. But post-pandemic, that appeal has deepened. Improved connectivity and planned developments within the regions of Tricity have further positioned Panchkula to deliver sustained returns over the medium to long-term duration.

This growth is not merely a statistic; it reflects a broader shift as buyers, particularly NRIs and HNIs, flock to Panchkula for its serene environment, modern infrastructure, and promising investment potential. With developers reporting record-breaking sales and luxury projects achieving over ₹1,150 crore in bookings, Panchkula is redefining luxury living beyond the overcrowded National Capital Region (NCR). The region brings relatively attractive entry points when compared to saturated metro markets, at the same time providing upside driven by infrastructure growth and rising end-user demand.

Connectivity & Infrastructure Growth

The big one is the Tricity Metro (Chandigarh Metro) — a project that has moved from paper to approval. The Ministry of Housing and Urban Affairs has approved the 39-km Tricity metro network covering Chandigarh, Mohali and Panchkula, with Phase 1 construction planned between 2027 and 2037. The network will be 91 km (57 mi) long, which increased the previous plan of 77 km (48 mi) by more than 24 km. Out of the 77-km network, Chandigarh will have 35 km, Panchkula will have 11 km, and Mohali and New Chandigarh together will have 31 km of network. In a major infrastructure push for northern Haryana, Transport Minister Anil Vij has announced the development of a new six-lane national highway to strengthen direct connectivity between Ambala and Panchkula. The highway will stretch from Baldev Nagar (Ambala) to Khatoli village, located near Panchkula. The announcement outlines the dual strategy of upgrading the existing NH-72 from Baldev Nagar to Handsera and developing a greenfield alignment to complete the new route. A new 100-feet wide road is being planned to connect Chandigarh, Panchkula, and Zirakpur directly to the Mohali airport, bypassing the longer route through Mohali's road network. This project, pending Ministry of Defence approval for land acquisition, is expected to cut travel distances significantly, improving connectivity and convenience for air travelers.
